Just because...this is our next-door neighbour's house.
The door between the dining end and kitchen has been removed (has to be a mistake!) and she's had a sort of utility room built on:

She's asking too much too. She had an offer of £130,000 last week but turned it down, she wants £135,000. The one joined on sold for £115,000 last year and from the interior pics back then it was a nicer house inside. In next door the lounge hadn't been knocked through into the dining room, but the dining room had been knocked through into the kitchen making a lovely kitchen diner.

That looks a lovely house Weka.

Jo, that is about how much John's mums house would go for here, and we tend to be more expensive due to the commuter links to Birmingham and London.

Di, I can't see that house, it just takes me to the home page :(

That's lovely Weka!

Shell, her house isn't in a very nice position. It's on a large estate and is on the long, twisty road which runs throughout the whole estate with all others leading off it. It's horrible to negotiate around as cars are double parked close to bends and corners, plus a bus runs along there every 20 minutes. They moved there when John was 18 and he hated it, couldn't wait to leave home. I certainly wouldn't want to live there.

Saying all of that though, she's had a lot of viewings so far including one last night who has been for a second viewing this morning with another coming this afternoon and another tomorrow night.

Jo it is too expensive. The rooms are not as big as the pictures suggest at all, they shouldn't be allowed to use wide-angle ;)
The other side sold hers about 15 months ago and accepted £249,000 I think (is that below the stamp duty?). And it was beautifully decorated, and a really pretty garden too.
This one spent a fortune having that paving etc done in her garden then a few months later had to have a load of it ripped up to have the lean-to thing built!
Another one has just sold in the next little road, don't know how much for. And the one on the end was for sale, but is a bit different as the garage is attached, ours are in a block at the end of the road. There is a more or less maximum you can get for these houses, and some are still not updated so go for a lot less.

But it is a very expensive area, not just here but for a long way around. When we bought ours we'd been looking for over a year and mostly what we could afford was in quite bad areas. This one hadn't had any updating done at all since it was built (1978), no double-glazing, still the original revolting bathroom, kitchen units etc, so it was a real bargain and we were thrilled. An awful lot less than either of those above!
Bb and I both had our own flats before though, so I'd sold mine when I moved down, then we did his up as much as we could to sell that.

Jo that's good, it's funny how some people don't seem to mind busy roads etc isn't it, I couldn't live on one.
The house looks nice though - and blimey I shouldn't think you could get a one-bed flat anywhere near here for that!

I think it does, if I remember correctly £250,000 is the point 1% stamp duty jumps up to the next level of 3%, I know 1% kicks in at £125,000 because I looked that up for John's Mom the other week, but I'm sure £250,000 was bandied around as being the next level when we were moving.

Those cameras are very deceiving aren't they ;)

How is the housing market by you? Things seem to be moving quite quickly here at the moment. Three houses have come on the market on our estate since Christmas, re-sales, and all have sold and the new builds seem to have started to sell all of a sudden too. They seemed quite stagnant last year, with around sixteen remaining plus the two show homes for a long time, suddenly there's just one plus the show homes.

I've always lived on busy roads up until we moved here, busier than John's Mom's road, and it never bothered me but I think there you've got the constant slowing down and then accelerating of cars and the buses while they try to overtake parked cars and the noise seems much more noticeable.
Where we are now we rarely see any traffic during the day.

I'd only ever lived in cul-de-sacs apart from my flat. That was on the first floor so not too bad, and it wasn't that busy a road.

They do seem to be picking up now, but we don't know what's happened with the one at the end. It was for sale a long time (too much again), but the people moved out the week before last. But no-one's moved in yet, they may just have a gap between buying and selling.
The one up the road that's just sold had also been on the market quite a long time. These houses do usually shift quite fast, so long as they're priced sensibly, but for the past year or so at least it's slowed right down.
The side that sold earlier, was bought to let and a lovely lady and her two children moved in so we wish they could buy it.

It worked that time Di. What I don't like is that you can't get to the dining room from the kitchen, without walking down the hall and through the lounge, unless you go outside :lol:
