I suppose some problems can create an opportunity; if the High Street dies convert the empty shops into flats or houses,
or is that too simple?

I think that is a damn good idea, Cromwell. Many of the vacated stores could be converted into blocks of flats, perhaps not that simply, but
that would be more sensible than building on green-field sites.

It's sort of what's happened with The Mailbox isn't it. The old Royal Mail depot was turned into a mixed usage building; shops, restaurants, offices, a hotel and apartments. Oh, and the BBC.
Of course, future (possible) city and town centre developments wouldn't have to be high-end like that.

if House of Fraser shut there would be nothing left in Middlesborough and sure enough it is to close. So is the Darlington branch.

We were just saying after our Aqua class yesterday that that will be the end of Darlington as a town centre, it's a lovely store but the stock wasn't being replaced and the shelves looked bare.....such a shame.
